Transformed from a 1990s Mediterranean style to a Transitional Spanish, this ocean-side residence embodies the quintessence of Spanish architectural aesthetics. Featuring rich wood tones, lively tile patterns, and meticulous detailing inside and out, it seamlessly blends traditional elements with contemporary flair. Throughout the home, from the fireplace to the stairs, intricately patterned tiles consistently adorn spaces, imparting vibrant hues and a unique allure. With its thoughtful design and inviting ambiance, this home is poised to become a beloved backdrop for creating enduring memories.

SANTIAGO II

Iconic 1957 Mid-century Modern home nestled in Newport Beach, California, has become synonymous with the majestic Brazilian peppertree adorning its front yard, a beloved landmark cherished by locals. However, until recently the tree's grandeur could only be glimpsed through a modest kitchen window. In the spring of 2020, with new owners taking the helm of the four-bedroom dwelling, they sought the expertise of Shannon McLaren from Prairie, local interior designer, and Denise Xagorarakis of XAG Designs, architect to reinvent the 4,419-square-foot midcentury modern bungalow into a radiant, contemporary living space that would rightfully celebrate the splendor of the iconic tree. Main En-suite Bedroom and Office wing addition added in 2012 by Others also reimagined by Prairie Interiors.

Featured in Rue Magazine, AN Interior Magazine and the 2023 Newport Harbor Home Tour.

Original Mid Century Modern designed by a local Architect for his large blended family with six tiny bedrooms, two playrooms and a two bathrooms down stairs completed with a Main Suite upstairs. We transformed the home to a more functional dual Main Suite plus two bedrooms & added powder. In addition we converted the original compartmentalized kitchen and dining into an open concept entertainment haven all while maintaining the original Mid Century Modern Charm. From '60s Builder Tract home to Custom Modern Farmhouse.

For this growing family we designed a convertible second floor adding over 800 square feet upstairs. In its current form the upstairs has an oversized Loft, Bedroom, Bath, and large Attic for storage. The oversized Loft will eventually convert into a loft and second Bedroom. Downstairs was a complete remodel. In the kitchen we opened up the wall into the courtyard with a large bi-fold window for entertaining and interacting with the children while they play in the front courtyard.
